We also have access to equity-based loans that are funded by private individuals.
These loans are generally for a term of 2-3 years and the rates start at 9% interest only and they cost a minimum of 3 points. There could be some exceptions based on owner-occupancy, non-owner occupancy, credit history and speed of funds needed.
These loans can be accomplished in approximately 10 days.
We are always looking for additional investors for these loans as well as the people who have the need for real estate based loans. Our investors are not pooled (thrown into a bucket with other investors with transparency diluted), they know exactly where the loan is placed and what their position is.
Low loan-to-value deeds of trust have a greater ability to retain higher returns than investment property purchases
